Cleanin is a commercial cleaning company located in Birrong, providing recurring cleaning services for offices, strata properties, industrial facilities, healthcare environments, gyms, retail spaces, childcare centres, and multi-site commercial portfolios across Greater Sydney.

Founded in 2018 by Basil Miranda after more than a decade working within Sydney’s commercial cleaning industry, Cleanin was built to solve one of the industry’s most common operational problems: maintaining consistent cleaning standards across multiple sites over the long term.

Today, Cleanin operates with a directly employed team of 50+ cleaning professionals supported by structured supervision systems, documented service procedures, recurring quality inspections, and clear operational accountability. Every recurring contract is managed under a defined scope of works, scheduled service programme, and site-specific operational process designed to support consistency, communication, and long-term reliability.

Our team services commercial facilities across every region of Greater Sydney, including Sydney CBD, Parramatta, Inner West, North Sydney, Western Sydney, Eastern Suburbs, and surrounding metropolitan areas. We currently support facility managers and property managers across a wide range of sectors including strata, corporate offices, healthcare, education, industrial, fitness, hospitality, and retail.

Every Cleanin team member completes National Police Certificate checks, WHS inductions, site-specific onboarding, and safe chemical handling training before attending any client facility. Cleaning operations are supported through structured supervision, documented SWMS procedures, incident reporting systems, and site-specific compliance protocols aligned with workplace safety requirements.

At Cleanin, commercial cleaning is not treated as a basic contractor service. It is treated as an operational responsibility that directly affects workplace presentation, hygiene standards, tenant experience, safety, and day-to-day business operations

The Story Behind Cleanin

Where It Began

Basil Miranda founded Cleanin 2018 after more than a decade working inside Sydney’s commercial cleaning industry.

Over those years, Basil worked across a wide range of commercial environments and repeatedly saw the same pattern emerge. Many cleaning contractors could perform reasonably well when servicing a single site or during the first months of a contract, but very few could maintain the same standard consistently across multiple sites over the long term.

For facility managers and property managers, this created an exhausting cycle. Most cleaning companies were built around winning contracts, not sustaining service consistency throughout the life of the contract.

Facility managers and property managers overseeing multi-site portfolios repeatedly faced the same cycle. A contractor would win the business, deliver acceptably for the first few months, and then gradually let standards drift. Different staff would appear without notice. Supervision would thin out. The quality quoted and demonstrated during the sales process would not be the quality delivered on-site twelve months into the contract.

In early 2018, Basil decided to build Cleanin with three non-negotiable principles:

  • Every contract would operate under documented service expectations and rectification procedures.
  • Every cleaner on site would be directly employed, inducted, trained, and accountable under the Cleanin operational system
